Getting Started

What is Minnesota Flat Fee MLS?

Minnesota Flat Fee MLS is a service that lists your home on the Northstar MLS (the same MLS used by traditional real estate agents) for a single flat fee instead of a percentage-based commission. Your listing gets the same exposure on Realtor.com, Zillow, Trulia, and hundreds of other sites – you just save thousands of dollars in listing agent commissions.

How much does it cost?

We offer three packages:
Silver Package – $199: 3 months on Northstar MLS, 12 photos, all required disclosures and forms included.
Gold Package – $299: 6 months on Northstar MLS, 25 photos, maximum syndication to all major real estate sites.
Platinum Package – $349: Everything in Gold PLUS ShowingTime automated scheduling, buyer agent feedback collection.

That’s it. No hidden fees. No charges at closing. Just one upfront payment.

How is this different from hiring a traditional real estate agent?

With a traditional agent, you pay 2.5-3% of your sale price (often $7,500-$15,000+) for them to list your home on the MLS and handle showings and negotiations. The reality is, most listing agents simply put your home on the MLS and wait for buyer’s agents to bring offers – you can do that same part yourself. With our service, you get the same MLS exposure for a flat fee, you handle showings and negotiations yourself, and you save thousands. You’re still in full control, and you can always choose to offer compensation to buyer’s agents if you want more showings.

How quickly will my home be listed on the MLS?

Your listing includes: full entry on Northstar MLS with all your property details and photos; automatic syndication to Realtor.com, Zillow, Trulia, Redfin, Homes.com, and hundreds of other real estate websites; all Minnesota state-required disclosure forms; unlimited listing changes (price adjustments, photo updates, description edits); and listing support throughout your entire listing period. You also retain the right to sell your home yourself if you find a buyer directly – no commission owed to anyone.

Buyer’s Agents & Commissions

Do I have to pay a buyer's agent commission?

No, you’re not required to offer any commission. However, many sellers choose to provide 2.5-3% to buyer’s agents because over 80% of home buyers work with agents, and offering compensation typically brings more showings and offers. You decide what works for your situation, and you negotiate the buyer agent compensation directly when offers come in. If a buyer contacts you directly without an agent, you pay nothing extra.

Will buyer's agents still show my home?

Yes, absolutely. Every real estate agent in Minnesota searches the Northstar MLS to find homes for their buyers. Your listing appears the same as any traditional listing – there’s no flag or indicator that you’re using a flat fee service. Agents and buyers see a professional listing with all the standard features. If you choose to offer buyer agent compensation, you’ll typically get just as many showings as any traditionally-listed home.

How do buyers' agents contact me?

With our Silver and Gold packages, buyer’s agents will call or email you directly to schedule showings – your contact information is in the MLS agent remarks. With our Platinum package, we set up ShowingTime, which allows agents to book showings automatically through an app. You get instant notifications on your phone, can approve or decline showing requests, and the whole process is automated. It’s incredibly convenient and the same system that many traditional agents use.

The Selling Process

What happens when I receive an offer?

When a buyer’s agent submits an offer, they’ll send you the purchase agreement (usually via email or through their system). With Silver and Gold packages, you review the offer yourself and decide whether to accept, counter, or decline. You handle all negotiations directly.

Do I need a real estate attorney or title company?

In Minnesota, you’ll work with a title company or closing attorney to handle the closing process once you accept an offer. The title company ensures the property title is clear, handles escrow, prepares closing documents, and facilitates the final transaction. This is standard for all home sales, whether you use a traditional agent or sell yourself. The buyer’s agent or lender typically coordinates with the title company, so you don’t need to arrange this yourself. If you have questions about choosing a title company, we’re happy to provide guidance.

Can you help me price my home?

While we don’t provide formal appraisals, we can offer general guidance on pricing strategies based on local market conditions. The best approach is to research recent comparable sales in your area using sites like Zillow, Redfin, or Realtor.com. Look at homes similar to yours that have sold recently in your neighborhood. You can also consider getting a pre-listing appraisal from a licensed appraiser if you want a professional opinion. What if I need help with paperwork?

We provide all the Minnesota state-required disclosure forms when you sign up. For the purchase agreement and negotiation paperwork, the buyer’s agent typically prepares most documents since they’re representing the buyer. With our Platinum package, we review offers with you and explain all terms before you sign anything. If you need additional legal advice, we recommend consulting a real estate attorney. Many sellers successfully navigate the paperwork themselves, especially with buyer’s agents handling much of the documentation work.

Making Changes & Support

Can I change my listing price or photos?

Yes, unlimited changes are included in all packages. Need to adjust your price? Want to add better photos? Update your description? Just call or test us at 612-564-3263, and we’ll make the changes to your MLS listing right away. There’s no charge for updates, and you can make as many changes as you need throughout your listing period.

Can I cancel my listing?

Yes, you can cancel anytime with no penalty. If you need to take your home off the market for any reason – you changed your mind, found a buyer yourself, or circumstances changed – just let us know, and we’ll remove your listing immediately. There are no cancellation fees. Ever.

What if my home doesn't sell during the listing period?

You have a few options: you can relist for another term, extend your current listing, adjust your price and marketing strategy, or take a break and relist later. If you choose to relist, we’re happy to discuss what might help your home sell – whether that’s pricing adjustments, better photos, or different marketing approaches. There’s no obligation to relist if you decide not to proceed.

What Minnesota disclosure forms do I need?

Minnesota requires several seller disclosures, and we provide all of them when you sign up. These typically include: the Seller’s Property Disclosure Statement, Lead-Based Paint Disclosure (if your home was built before 1978), Well Disclosure (if applicable), and other property-specific disclosures depending on your home’s characteristics. We’ll walk you through which forms apply to your property and provide everything you need to comply with Minnesota law.

Do you cover all of Minnesota?

Yes, we serve all 87 Minnesota counties.
